Fees & Charges

WDC Rentals are member of The Property Ombudsman (TPOS) and Client Money Protect.
The information given below is provided to ensure you are fully informed of any fees and costs involved in renting a property through WDC Rentals.
What you see is what you pay
No VAT is payable with WDC Rentals
In addition to your monthly rent, you may also be required to make the following permitted payments:

For properties in England, the Tenant Fees Act 2019 means that in addition to rent, lettings agents can only charge tenants (or anyone acting on the tenant’s behalf) the following permitted payments: 

• Holding deposits (a maximum of 1 week’s rent)

• Deposits (a maximum deposit of 5 weeks’ rent for annual rent below £50,000, or 6 weeks’ rent for an annual rental of £50,000 and above)

• Payments to change a tenancy agreement e.g. change of sharer (capped at £50 or, if higher, any reasonable costs)

• Payments associated with early termination of a tenancy (capped at the landlord’s loss or the agent’s reasonably incurred costs)

• Where required, utilities (electricity, gas or other fuel, water, sewerage)

• Communication services (telephone, internet, cable/satellite television)

• TV licence

• Council tax (payable to the billing authority)

• Interest payments for the late payment of rent (up to 3% above Bank of England’s annual percentage rate)

• Any costs incurred for replacement of lost keys or other security devices

• Contractual damages in the event of the tenant’s default of a tenancy agreement

• Lost Key(s) or other Security Device(s) – 

• Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord and any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15 per hour for the time taken replacing lost key(s) or other security device(s).

• Any other permitted payments under the Tenant Fees Act 2019 and regulations applicable at the relevant time

Payments
All payments must be made to WDC Rentals by Bank Transfer, any major Debit/Credit Card, Cheque or PayPal

For properties in Wales, the Renting Homes (Fees etc.) (Wales) Act 2019 means that in addition to rent, lettings agents can only charge tenant (or anyone acting on the tenant’s behalf) the following permitted payments: 

• Holding deposits (a maximum of 1 week’s rent) 

Please Note: This will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and/or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing)

• Security Deposits & Rent 

• The security deposit held, per tenancy:

• Usually the equivalent of one month’s worth of rent plus £100.00. Where the property is furnished and/or pets are allowed, the security deposit will be higher and up to 8 weeks’ worth of rent. The security deposit covers damages or defaults on the part of the tenant during the tenancy.

• Unpaid Rent – Interest will be charged at 3% above the Bank of England Base Rate from the date rent was due until it is paid.

• Please note: This will not be levied until the rent is more than 14 days in arrears.

• Where required, utilities (electricity, gas or other fuel, water, sewerage)

• Communication services (telephone, internet, cable/satellite television)

• TV licence

• Council tax (payable to the billing authority)

• Payments for the late payment of rent (where required under the tenancy agreement)

• A breach of a term of the contract (where required under the tenancy agreement)

• 3. Lost Keys or other Security Devices

• Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord and any other persons requiring keys will be charged to the tenant.
